Recently completed Modular Pocket Community (MPC) that utilized Cash Flow Entitlement (CFE) through the permitting process. The project consisted of a 23,000 sq ft site that was entitled from 4 parcels in to 1 parcel. 9,470 sq ft of living space was completed by build ten 3 bedroom 2 bath homes with access to 18 parking spaces off the alley.
Cash Flow Entitlement
Cash Flow entitlement is a strategy Thomas Strafford Investments applies while entitlng and/ or permitting a project. It is the use of existing structures to generate income via long term or short term leasing. Benefits of this process are;
Revenue from the existing asset while going through permitting
Reduction of holding cost burden while entitling or permitting
Offers lenders a “Hard” asset during permitting, allowing move favorable financing
Creates additional exit strategies
