We are a local San Diego Urban InFill developer focused on residential and mixed used development. Our primary market is San Diego metro to National City . We focus on; High Density, Transit Oriented development with an affordability component.

Modular Pocket Community centrally located between Downtown San Diego and the San Ysidro border crossing. Pocket community is made up of (10) 3 bedroom 2 bath units that sit independently from each other. Property was Completed Summer 2020.

10 unit Transit zone project located in Qualified Opportunity Zone. Project is located in San Diego local hot spot with high growth and local investment. Minutes from Downtown San Diego and 28th street entrance to Naval Base San Diego. Project utilized zoning benefits and ADU useage not commonly executed but crucial in creating 25% increase in unit count. Plan completion of construction in November 2021

MCL 26- Golden Hill
26 unit Transit Priority Area project that is located in the Qualified Opportunity Zone. Project has completed prelim with city of San Diego and is currently in construction documents. Planned start of construction in Spring 2022.
Small Lot Coastal Subdivision
Costa Riviera Project
One of the first, 2nd overall, small lot subdivision projects approved in the city of San Diego. This project required a discretionary permit which required community group approval and planning commission vote to entitle the project. This project utilized Cash Flow Entitlement (CFE) while being entitled to off set holding cost. Project was sold to builder for development once entitlement were approved.

MCL 14 - Point Loma
14 unit Transit Priority Area Project located in Point Loma. Property is currently in Schematic design phase to build out 14 units. Site currently consists of 3 units that are both short term and long term rentals. Dispositioned Winter 2020.

Minutes from Downtown San Diego and 28th street entrance to Naval Base San Diego. Project completed in Summer of 2021 and fully occupied and stabilized.
Normandie House
Normandie/Colony Project
Homes were built as part of a single family home development. The Partners acquired the property because it had multiple APN’s and the lot was over-sized for the neighborhood. Through entitlement of the land and mapping action the partners were able to subdivide the land and build a new home, as well as add over 1000 sq ft to the existing home. Homes were built and sold as end product to consumers.

Spruce Canyon Landings Small Lot Subdivision
Small lot subdivision project in Mission Hills. Project was discretionary and required both community and planning commission approval. Entitlements have been cleared and map is recording prior to end of 2019 with construction starting in Winter 2021.
